Documented outcomes from water and sewer savings engagements.
"Four hotels audited line by line using actual Denver Water bills, installation dates, and occupancy records. The portfolio delivered 37.2% in occupancy-adjusted savings and a projected $71,220 increase in annual NOI."
AquaFlow audited four Lotus Group hotel installations using actual Denver Water bills and post-installation occupancy data. Rather than simply comparing raw bills, the analysis normalized expected water and sewer costs to each hotel's actual occupancy, providing a more accurate measurement for hospitality properties with changing demand.
Across the audited post-install periods, the portfolio generated $9,474 in confirmed occupancy-adjusted savings, a 37.2% reduction. Based on those measured results, the savings annualize to approximately $71,220 in added NOI, potentially creating $1,017,430 in additional property value at a 7% cap rate.
At this performance level, a total project cost of $71,220 or less would result in an estimated payback period of 12 months or less.
